A prefabricated house is built as modules in a factory and then assembled on your plot. Espace® fabricates every unit at our factory in DHA Lahore, so wall panels, steel framing, wiring and finishes are completed indoors, out of the rain and dust, before anything reaches your land.
Each structure uses a GI or MS steel frame with PU insulation. That combination keeps the unit light enough to lift onto a small plot or a hillside, and insulated enough to stay comfortable through a Lahore summer or a northern winter. Because the work happens in the factory, the site itself only sees a foundation, a delivery and an installation crew.
Prefab homes from 6 feet to 40 feet long
Our range starts with compact cabins such as the Cyber POD (6' × 6' × 8') and the ECO POD (8' × 8' × 8'), and runs up to the BR2-B luxury two-bedroom POD with a balcony. In between sit the ECO Studio POD, the A-Frame, the Trapezoid Frame and the BR1 one-bedroom POD.
That spread matters because a prefab home is not one product. A single-room unit for a farmhouse, a two-bedroom home for a family, and a row of nine pods for a resort are all the same manufacturing process at different sizes. What drives a prefabricated house price in Pakistan
Four things move the price more than anything else: floor area, the specification of the insulation and glazing, the internal layout, and how far the site is from Lahore. A unit that has to travel to Gilgit-Baltistan carries a different transport cost than one installed in Johar Town.
Site preparation and the foundation are usually quoted separately because they depend on your land, not on us. Prices on this page are starting points for the structure itself — they are indicative and confirmed case by case on WhatsApp once we know your plot, your timeline and the finish you want.
Readymade house installation, step by step
We start with a site assessment: access for a truck and crane, ground conditions, and where the services will connect. Then the foundation goes down — a concrete slab, pier and beam, helical piles or a compacted gravel pad, depending on the site.
While that happens, your unit is being built in Lahore. When both are ready, the module is transported, lifted into position, joined, connected and handed over. Installation on a prepared site is measured in days rather than months, and the Trapa Cabana can be delivered in 25 days for DIY assembly. No wet trades, no curing time, no debris pile at the gate.

The steel frame is covered by a 50-year structural warranty, and the structure is engineered to remain standing in an earthquake up to Richter scale 9. That is not a marketing line for us: it is the reason we build in steel rather than timber or blockwork.
Delivery and installation are available across Pakistan, and bank financing is available for eligible customers. Completed installations include Naltar Valley in Gilgit-Baltistan, Balakot and Kel, so mountain sites, remote access and cold weather are familiar territory rather than exceptions.
