Portacabin price in Pakistan: what you are actually paying for
A porta cabin price is made up of four things: the size of the cabin, the number of rooms and doors, the insulation, and the electrical fit-out. A 10-foot single cabin and a 20-foot cabin split into two rooms are not comparable, which is why published flat rates rarely survive contact with a real site.
The fifth variable is transport. Cabins are delivered as finished modules, so distance from Lahore and access at the gate both count. We quote the unit together with delivery so there is no surprise line item later.
Office cabin sizes and layouts
The most common site cabins are single-room offices with a desk area and a window, two-room cabins that split an office from a store, and cabins with a small washroom at one end. All of them are built from a GI or MS steel frame with PU insulated panels.
Because we fabricate rather than convert, the layout is decided before production. If you need a door in a specific wall for the crane route, a window facing a certain direction, or a partition between a supervisor and a store, that is drawn into the unit rather than cut on site.
Buy or hire a cabin: an honest comparison
Hiring makes sense for a very short requirement, and cabin hire is widely available in Pakistan. But hire rates accumulate quickly, availability is not guaranteed when you need the cabin, and the condition of the unit is out of your control.
Buying a new cabin means you own an asset you can move between projects. It also means the specification is yours. We manufacture new units only — we do not sell second-hand portacabins — so if you are comparing a used cabin with a new one, weigh the warranty and the insulation against the saving.
Site office setup time
A cabin needs a level base, a delivery slot and a power connection. Once the base is ready and the unit reaches site, positioning and connection are quick work rather than a construction programme.
That is the practical advantage for contractors: the site office is working while the main works are still starting, instead of arriving in week six. Bank financing is available for eligible customers buying multiple units or a larger cabin.
Electrical, air conditioning and comfort
Every cabin is wired for lighting and power points as part of the build, and we can provide air conditioning provision so your electrician or ours can fit a unit without cutting into finished panels.
Insulation is what makes that air conditioning effective. In a cabin with thin walls, a small AC runs continuously and the room still feels warm at 3pm. With PU panels the cooling load drops, which matters on a site where power is metered or generated.

We build cabins from small single-room guard and store units up to longer offices split into two or three rooms, including cabins with a washroom. The size is set before fabrication so the layout matches your site.
Should I rent or buy a portacabin?+
Hire suits a very short, one-off requirement. Buying suits projects that last months or repeat, because you own an asset you can move to the next site and the specification is yours. We manufacture and sell new cabins and do not deal in second-hand units.
How long does it take to set up a site office?+
Once a level base is ready and the cabin reaches site, positioning and connection are completed quickly. The cabin arrives wired and finished, so no site construction is needed.
Can the cabin have air conditioning?+
Yes. We provide AC provision in the build, and the PU insulated panels keep the cooling load low enough for a standard unit to be effective.
